Project De Scheg
Giving young first-time buyers plenty of space on the housing market: that is the approach of the De Scheg new-build project. A total of 336 homes will be built in Geusseltpark, close to the A2 motorway. Of these, 252 are social and mid-range rental properties. Block 1A consists of 80 rental apartments, block 1B consists of 83 rental and owner-occupied apartments, and blocks 2A and 2B consist of 173 studios for students. This brings the project in line with the objective of Maastricht City Council, which is committed to 60% affordable new-builds. Van Wijnen Sittard is building it on behalf of developers Kaspro and Stichting Kongregatie F.I.C.
BJ-Lupron works directly for the contractor and is responsible for the design, installation, and configuration of the ventilation systems. The focus was on individual heat-recovery units and air treatment units. Project Manager Frank Sieg calls it “a large-scale project and a wonderful challenge."
Air treatment unit ventilates studios
The apartments in blocks 1A and 1B will each have their own ventilation unit with heat recovery (Zehnder ComfoAir RF 300). Fresh air enters the dwellings at exactly the right place using flat ducts cast into the concrete floors. The supply and extract ducts run through collective shafts to the roof of the buildings.
Blocks 2A and 2B will be fitted with a different type of system: three Komfovent Verso air treatment units (R30, R60, and R80). Control valves (Renson) ensure the required amount of fresh air in the studios for the students. No flat ducts have been used here—all studios are equipped with surface-mounted ducts.
Frank states that air treatment units are a special feature for BJ-Lupron. “We are accustomed to configuring MV units and heat-recovery units. Air treatment units are designed for non-residential construction. Fortunately, we employ technicians who have supervised and carried out such projects on numerous occasions. So, that knowledge is present on-site.”
The power of collaboration
BJ-Lupron did not carry out the project alone, but together with various sister companies from the Interduct Group. Pro61 installed the rectangular ductwork for the air treatment units on the roofs of 2A and 2B. It was insulated with stucco siding and then painted by a hired painting company. Production company Robé manufactured the rectangular ductwork, the roof cowls, and the adhesive plates for the buildings. VentTrade supplied the round riser ducts. This project is yet another example of collaboration within the Interduct Group, resulting in a sustainable, healthy, and comfortable indoor climate for the residents of De Scheg.
