Ventilation in the hospitality industry in compliance with the Building Regulations
Why is ventilation crucial in the hospitality industry?
As a hospitality business, you are required to comply with various laws, such as the Building Regulations (now the Structures (Living Environment) Decree or Bbl) and the Working Conditions Regulations. These documents also contain important directives for air treatment in the hospitality industry. And for good reason, as a high level of air quality is essential. A properly functioning hospitality ventilation system prevents issues arising from odours and mould, among other things, and reduces risks to health. Meaning that your guests and employees can enjoy a sustainable, healthy and comfortable indoor climate.

Odour nuisance, mould and damp
Some ventilation challenges for hospitality businesses
Ventilation in the hospitality industry demands a careful approach. You will often find multiple spaces, each with different functions. For example, you may have a kitchen where food is being prepared (odours and damp) and a seating area where there may be many people at the same time (CO2). You therefore need a ventilation system that works differently for each space, and adapts to their conditions. This prevents the appearance of unpleasant odours, mould, hazardous substances and damp stains, which has a positive effect on the atmosphere and on customer satisfaction.

Types of ventilation systems for the hospitality industry
Mechanical ventilation efficiently removes air that is contaminated by things such as CO2, damp and odours, and provides a steady flow of fresh air. This is important anywhere, but the more so in a hospitality business where natural ventilation is often inadequate because of high levels of occupancy and the various processes that occur. A popular solution is a combination of an extraction system for catering kitchens and balanced ventilation with heat recovery (HRV). This system uses the warmth of the exhaust air to heat the cold incoming air. This means you can create a healthy and comfortable indoor climate for your customers and employees while also saving energy.

FAQs
What legal requirements apply to ventilation in the hospitality industry?
Ventilation requirements for the hospitality industry are laid down in the Building Regulations (now the Structures (Living Environment) Decree or Bbl). These state that the minimum ventilation capacity for new buildings is 4 dm3/s per person, and for existing buildings 2.12 dm3/s per person. In addition, the Working Conditions Act defines general requirements for a safe and healthy working environment that include good air quality. In our blog, you can learn more about ventilation requirements for the hospitality industry.
What are the benefits of balanced ventilation with HRV for hospitality venues?
Balanced ventilation with heat recovery (HRV) offers a healthy and comfortable indoor climate together with significant energy savings. This system uses the (warm) extracted air to heat the incoming (cool) air, reducing the need for additional heating. The result: lower energy costs and consistent air quality.
How often do hospitality business ventilation systems need to be serviced?
The frequency with which a ventilation system in the hospitality industry needs to be serviced will depend on factors such as the environment and how intensively the system is used. In general, we recommend changing the filters every three months, having the ventilation system thoroughly cleaned annually and cleaning the extractor and ducts at least every six months.
Which ventilation systems are most suitable for professional kitchens?
We have identified various ventilation systems as being useful for kitchens in the hospitality industry, including extraction systems with grease filters, balanced ventilation with heat recovery, induction ventilation, mechanical ventilation systems with high-efficiency filters and ceiling ventilation systems. We will be happy to review this with you, to determine which system best suits your situation.
