Bajeskwartier - The Jay

Smart living with a healthy and comfortable indoor climate; that will soon (also) be possible in The Jay, Amsterdam. Commissioned by BAM Wonen and Bajes Kwartier Ontwikkeling, Interduct is providing the 135 flats with a ventilation system including heat recovery. The prefabrication construction method means the project advances speedily.

Project Bajeskwartier - The Jay

Living the smart way in The Jay. On the site of the former Bijlmerbajes prison in Amsterdam, the new fashionable residential district of Bajeskwartier is taking shape. BAM is building three residential towers there on behalf of AM, Schroders Capital and AT Capital (working together as Bajes Kwartier Ontwikkeling - Bajes District Development). One such building is The Jay, an OMA-designed residential tower with "the city as its backyard". The 135 compact homes (34-48 m2) are spread over 16 residential floors. Other facilities include an entrance area, bicycle parking and a communal garden. To install the ventilation, BAM called on Bemar's expertise.

Ventilation unit cleverly disguised

Living at The Jay is not only smart but also very energy efficient and comes with a healthy indoor climate. Bemar provided each flat with its own ventilation unit with heat recovery. It is cleverly concealed behind a wall in the bathroom and accessible via a service hatch. This means no separate technical area is needed. A CO2-controlled ventilation system with a push-button switch was chosen for the bathroom, to be able to select extra ventilation while showering.

The inlet and outlet pipes run through a suspended ceiling in the bathroom. One such building is The Jay, an OMA-designed residential tower with "the city as its backyard". "We installed the connection above the suspended ceiling and fed the pipes towards the unit." The air input and extraction pass through a shaft with collective ducts to the roof. The dirty air is blown out under the solar panels and the intake duct is elevated and draws in fresh air at a height. Another air treatment unit provides air conditioning for the common areas in The Jay.

The power of collaboration

Also worth mentioning: the prefabricated construction method ensures speed. BAM builds with precast walls, floors and external walls. As a result, Bemar was able to carry out much of the work, such as assembling the flat ducts and shaft ducts, at an early stage. Ralf: "For the final assembly, we only needed to suspend and connect the heat recovery unit. That was great." Zehnder supplied the ventilation units and Robé provided, among other things, the rectangular ducts for the roof, the prefabricated shaft ducts and the adhesive plates for the chimneys. Together, we created a sustainable, healthy and comfortable indoor climate for the residents of The Jay in Amsterdam.
